Concept design & design development
We assess the site, the scope and the cost corridor of your modular or prefab project.

Manufacturer selection
We shortlist modular and prefab manufacturers in Poland and the Baltics, prepare the RFQ package and compare the offers. You choose.

Contracting
You sign directly with the manufacturer and the contractors. We are on your side, not a party to their contracts.

Preparation
We coordinate technical and production design data, permits through the local architect, and site readiness.

Delivery and installation
We coordinate manufacturing, transport, installation on site and acceptances.

Handover
We prepare the handover of the finished building to you.

Questions clients ask
Who signs the contract with the manufacturer?
You do. You sign directly with the manufacturer and the contractors. VMBS.TECH works on your side as consultant and coordinator.
Are you the architect or the general contractor?
No. We are not the architect or structural engineer of record and not the general contractor. In every country we work through a local architect who is responsible for the design documentation.
Which project stages do you cover?
We deliver stages 0–3 (strategy and feasibility, brief and Go/No-Go, concept design, coordination and manufacturer choice) and coordinate stages 4–6 (technical and production design, manufacturing and installation, handover) on your side. Stage 7, use and warranty, is outside our scope.
Which manufacturers do you work with?
We know modular and timber-frame factories in Poland and the Baltic states — Estonia, Latvia and Lithuania — and work with partner timber-frame factories.
Do you guarantee delivery dates?
We coordinate schedules. We do not promise fixed dates, because delivery and installation depend on parties outside our control.
